How Often Should You Pressure Wash a House in Georgia?

The short version: most Carrollton-area homes need a full exterior wash once a year, and some need it every eighteen months. The longer version depends on where your house sits, what it’s made of, and how much shade it gets — because in Georgia, shade is the whole story.

Why Georgia is harder on siding than most states

We get heat, we get rain, and we get humidity that doesn’t quit from May through September. That combination is ideal for algae, mildew, and the green-black film that creeps up the north side of a house. Pollen season adds a yellow layer every spring that bonds with moisture and stays put. Add pine and oak canopy — which West Georgia has in abundance — and you get surfaces that stay damp for hours after everyone else’s have dried.

That’s why a house in Carrollton looks dirtier faster than the same house would in a dry climate. It isn’t neglect. It’s the environment doing exactly what it does.

A realistic schedule

  • Siding and exterior walls: once a year for most homes. Every 18 to 24 months if your house sits in full sun with good airflow.
  • Driveways and sidewalks: once a year. Concrete holds algae and tire marks, and it’s usually the first thing a guest sees.
  • Decks, porches, and patios: once a year, ideally before you start using them heavily in spring. Wood decks that stay shaded may want it twice.
  • Fences: every one to two years. Wood fences green up on the shaded side long before the sunny side shows anything.
  • Gutters (exterior faces): whenever you wash the house. The streaks on the front of a gutter don’t come off with rain.
  • Pool decks and lanais: at least once a year. Wet surfaces plus bare feet is a slip issue, not just a looks issue.

The best months to do it

Late spring, after pollen has finished falling, is the sweet spot. You clear the whole season’s buildup at once instead of washing in March and watching it turn yellow again in April. Early fall is the second-best window — you knock off a summer’s worth of mildew before it sits through the wet winter.

Deep winter is workable in Georgia but weather-dependent. Mid-summer works fine too, though surfaces dry so fast that the job takes more care.

Pressure washing vs. soft washing

Not everything should be hit with high pressure. Force is what cleans concrete, but it’s also what forces water behind siding, strips wood fibers off a deck, blows out mortar joints, and dents aluminum.

Soft washing uses low pressure with cleaning solution that does the work chemically instead of mechanically. It’s the right call for painted siding, older wood, screens, roof-adjacent surfaces, and anything delicate. We do both, and choosing correctly between them is most of the skill in this trade. If a company quotes you a whole house at one pressure setting without looking at the surfaces, that’s a warning sign.

Signs you’ve waited too long

Cobwebs and nests trap moisture against the surface underneath, so that last one matters more than people think.

  • Green or black patches on the north and shaded sides.
  • Dark vertical streaks running down from the gutters.
  • Concrete that’s noticeably darker in the middle of the driveway than at the edges.
  • A deck that feels slick after rain.
  • Spiderwebs and mud daubers under every eave and porch corner.

Here’s the part worth knowing: book house cleaning and pressure washing at the same time and everything drops 5%. That 2,000–2,499 sq ft wash becomes $213.75, a driveway becomes $70, gutters become $95. If you were going to do both anyway, doing them together costs less.
